I would buy it, but it has one fatal flaw - it is in California, with out question the last place in this country I would live.
And, the guys terms of sale are pretty demanding. $500,000.00, no problem, but the $100,000.00 non refundable deposit? I'd have to be pretty far into a deal before I let go of a penny.
Great hobby shops come and go, its the nature of things, some will replace him.
